The thing for me is when employing a real estate agent is just that their fees really are very high. My point is consumers are paying extremely high fees, they deserve extremely high levels of customer service. I have recently experienced interviewing 3 real estate agents to sell a property, all three originally estimated the property would sell around the same amount, between $550,000 to $600,000. So the three agents believed the property would sell for around $580,000, i felt that this was undervaluing the property so i requested the property be put on the market for $650,000 approximately $70,000 more than they were all estimating. The property sold within 3 weeks for $625,000, this was $45,000 more than the agents had originally estimated. All three agents quoted selling fees or commissions of between $17,000 and $20,000. The agent that sold the property had approximately 3 inspections on the property and was paid a fee of over $18,000. Working out the hours the agent would have put into this transaction i would estimate they were paid approximately $800 per hour.Now if i am paying $800 per hour i expect to be treated like a VERY IMPORTANT PERSON i expect the service provider to be spot on in every aspect of their customer service. But based on this instance if i had of relied on the real estate agents original estimates, our sale price would have left us nearly $50,000 out of pocket. With the agent still being paid above $15,000. I hope this is an extreme example and not typical of what is going on in the real estate industry.
